I have put together a very specific plan that has produced a proven track

Let me explain what it will do.

It will tell me
within 24 to 48 hours whether I can do the job for you. I will not work
for you unless I am certain that I can deliver what I promise.

Should I not be
the Realtor for you, I will notify you within 24 to 48 hours, giving you
ample time to consult another Real Estate professional and, in fact, in
this case I will refer to you a professional that I think may be better
suited to accommodate your needs.

It will enable
me to give you the most accurate evaluation of your home and it’s current
market value.
It will allow
me to evaluate time lines and the speed at which we should move forward.
Home Inspection....A
Blessing in Disguise
Are you
afraid of the word inspection as it relates to selling you’re home? Don’t
be, inspections are a good thing. Let me explain.
The purpose
of the home inspection is to give you as the seller knowledge that you
have disclosed all known, and in some cases unknown, facts about you’re
home. For the buyer the home inspection creates peace of mind and a better
feeling for the day to day workings of their new home and for me, you’re
Realtor, the home inspection creates the kind representation and full disclosure
that will lead to a smooth transaction and a happy group at the closing
table. As you’re Realtor, and upon listing you’re home, I will give you
an honest evaluation of the condition of the home as well as some recommendations
for repairs, inspections, and cosmetic improvements, which may be advisable
prior to putting the home on the market, keeping in mind that in many cases
neither will be necessary. As per our Florida Bar contract you will, as
the seller, be responsible for repairs up to 2% of the purchase price for
paragraph D of the contract and 3% for paragraph N of the contract. These
liabilities can be limited in some cases and put together in many different
scenarios of negotiation which are lengthy and better explained to you
on an individual bases either in person or via separate e-mail - sell@robertferucci.com
Don’t be afraid of the Home inspection it is our friend and will help lead
us to a smooth closing.
Why is Prequalification
Important If I Am Selling My Home?
When you list
your home with me you will be hiring my staff and I to perform many jobs
and pre-qualification is one of the most important -- and my personal pet-peeve.
Let me explain.
The pre-qualification
process begins as part of the negotiating process, by the time you’re ready
to sign on the dotted line I have spoken with our prospects lender. In
other words: no lender, no contract. This is important because while in
contract with an unqualified buyer we could miss other qualified buyers
and opportunities. Once our prospect is qualified and you are in a valid
contract, my staff and I monitor the actions of the lender very closely
to be sure that all of the proper steps are being taken that will lead
us to loan approval. This part of our job is one that requires both skill
and experience.
