As it has often been said “The purchase of a
home is the one of the largest investments you will make in you’re
lifetime.” So is a home inspection important? The answer is Yes! Yes!
Yes! Let me explain...
In terms of necessary repairs
and or deficiencies in a home, some will be obvious and in many cases
minor, for those times when neither are the case the home inspector is
most valuable. It is the job of the home inspector to evaluate the
integrity of all the major systems of the home, this includes physical
structure, roof, heating, cooling, plumbing, electrical, appliances, pool
equipment and the like. It is important to remember that the home
inspection does not apply to things of a cosmetic
nature.
As per our Florida bar
contract, the seller has certain limits of liability as it pertains to
paragraphs D and N, these liabilities and limitations are lengthy and have
many different scenarios which will be better explained by me to you in
person or via a separate e-mail (buy@robertferucci.com). The home
inspection is here to benefit all parties involved in the transaction. For
the home buyer it affords peace of mind and a better understanding of
there new home. For the seller it provides an honest evaluation, possibly
pointing out things which may be common place after living in a home day
after day and allows them to pass the title with a clear conscience.
Finally, for the Realtor it provides proper representation and a smooth
transaction. Home inspections are our friend and a win, win situation for
